What goes wrong on verandah roofs

Where the verandah meets the house is where most of the problems start.

A verandah looks like a simple add-on — a roof, some posts, an outdoor area underneath. But the spot where the new roof meets the existing house is one of the trickiest details in residential roofing, and it's where most verandah leaks come from.

Low pitch is the most common issue. Verandah roofs are usually shallower than the main roof so the area underneath stays usable. The shallower the pitch, the harder the roof has to work to shed water — and the more important it is that the falls are correct, the sheets are long enough to clear the gutter, and the flashings are formed properly. Get any of those wrong and water finds its way back into the wall.

The second issue is the wall flashing. The new verandah roof has to be flashed up under the existing wall cladding or counter-flashed against brickwork. A flashing that's just sealed onto the surface of a wall will eventually let go in heavy weather. The flashing has to be tucked in, mechanically fixed, and worked in with the existing materials.

Drainage is the third. A verandah suddenly adds catchment to a part of the property that wasn't designed for it. New gutters, downpipes, and a clear path for water to actually leave the area need to be planned in — otherwise the verandah ends up overflowing every time it rains hard.

Done properly, a verandah roof should be invisible from a problem standpoint. The outdoor area stays dry, the house stays watertight, and the connection between old and new doesn't draw any attention to itself.
