The Project

This Eltham home was carrying an old corrugated roof that had well and truly reached the end of its life. Rust had taken over across the sheets, patch repairs were no longer holding, and the roof had become the one thing letting down an otherwise great-looking home. The owners wanted a proper re-roof — not another round of repairs — so we stripped the lot and replaced it with a brand-new Colorbond roof finished in Monument.

The Problems

The existing roof showed every classic sign of a roof that had run out of years:

  • Widespread rust and rust-through — the protective coating was long gone, so rust had spread right across the sheets, thinning the steel and leaving the roof structurally weak
  • Failed patch repairs — mismatched replacement sheets and sealed-over sections that never quite held and only made the roof look worse
  • Ongoing leak risk — pin holes, rusted fixings and tired laps meant it was only a matter of time before water found its way in
  • Dated, neglected street appeal — a rusted roof drags down the look of the whole home and quietly chips away at its value

The before shot says it all. Years of rust had left the old corrugated sheets stained and pitted, with patched-over sections doing little to hold back the water.

What We Did

We stripped the old sheets right back to the battens and checked over the timber underneath before anything new went on. From there we laid a full new Colorbond roof in Monument, running continuous sheets with modern flashings throughout so the roof is watertight as a system rather than relying on sealant and patch jobs.

With the old roof off, the battens and set-out could be checked properly before the new sheets went down — which is where a re-roof is either done right or set up to leak later.

New gutters, downpipes and edge flashings were fitted as part of the job so the whole roof drains cleanly and finishes off sharp along every edge.

The Result

The transformation speaks for itself. Where there was a rusted, patched-up roof, there is now a clean, continuous Colorbond roof in Monument that completely lifts the look of the home. More importantly, it is built to perform — the new sheets resist corrosion for decades, the roof stays watertight without constant patching, and the new gutters and downpipes carry water away properly through Melbourne's heaviest weather. For the owners it means an end to the rust-and-repair cycle and a low-maintenance roof that genuinely adds value back to the property.
