Why most skylights leak (and yours doesn't have to)

A skylight is only as watertight as the flashing detail around it.

Skylights bring real natural light into rooms that otherwise stay dark — kitchens, bathrooms, hallways, the centre of open-plan living areas. The light is the easy part. The hard part is getting water around the opening without a single weak point.

Most skylight leaks aren't caused by the skylight itself. They're caused by the way it was cut into the roof. Flashings that rely on sealant instead of being formed to the roof profile, kits installed on the wrong roof type, openings cut without thinking about how water actually tracks down the roof — these are the failure points we see when we get called out to fix someone else's work.

Melbourne weather makes the problem worse. Heavy rain combined with strong wind drives water sideways across the roof and pushes it under any flashing that wasn't formed properly. Once water gets in around a skylight, it runs along the framing and shows up well away from the actual leak — which is why these issues are often misdiagnosed as broken skylights when the skylight itself is fine.

A skylight installed by an experienced roof plumber is a different conversation. The opening is set out so water flows around it cleanly. The flashing is formed for the specific roof profile — Colorbond corrugated, trimdec, klip-lok, or tile — not bent on site to fit. The seal is mechanical first, sealant second. The whole thing becomes part of the roof rather than a hole in it.

Internal shafts are framed up to deliver light cleanly into the room without creating dark, narrow tunnels that lose half the brightness.

The flashing kit is matched to the roof profile and installed properly — overlaps in the right direction, fixings into the right rib, mechanical seal first. Once the skylight is in, the roof should look like it was always going to have one there.
